Ombygging til moderne kontor

The project involves the comprehensive transformation of SKF's former central warehouse in Gamlestaden, Gothenburg, into a new, modern and energy-efficient head office. The renovated facility will encompass approximately 16,000 square meters, designed with a focus on creating a dynamic and functional workplace that supports both collaborative and individual work. Bright, open spaces are planned to facilitate communication and project work across business units, while quiet zones will enable concentrated tasks.

BRA Bygg ansvarlig entreprenør

The contract for the construction was awarded to Billström Riemer Andersson Bygg AB (BRA Bygg), a subsidiary of Veidekke ASA, a leading construction company in Gothenburg with significant experience and an annual turnover of around SEK 1.5 billion. BRA Bygg is responsible not only for the extensive renovation but also for optimizing the building's energy performance throughout the project lifecycle. This close collaboration between BRA Bygg and SKF has been critical in achieving the project’s ambitious sustainability and workplace goals.

Sterkt miljøfokus med LEED

A strong environmental focus is central to the project. The building strives to meet and exceed rigorous sustainability standards by being certified according to LEED, initially targeting LEED Gold upon completion in summer 2020 and later advancing to LEED Platinum certification. This includes installing highly energy-efficient systems such as solar panels for self-sufficient energy production, superior thermal insulation, and air-tightness verified by thermography and air leakage tests. The project also emphasizes sustainable site selection near public transportation and employs strict dust control and material handling procedures to minimize environmental disturbances during construction.

To års energiovervåking

To ensure long-term performance, there is a dedicated two-year energy monitoring and optimization period after project completion. This helps guarantee that the building maintains low energy consumption and high indoor environmental quality over time. The project’s commitment to both environmental and occupational health standards has resulted in a building that has received national recognition, including the prestigious 2021 Green Building Award for LEED excellence in Sweden.

Samarbeid sikrer kvalitet og miljø

Throughout the construction process, the project team has managed various challenges including the complexities of renovating an old industrial structure within time and budget constraints. Nonetheless, the tight cooperation between SKF and BRA Bygg, supported by digital inspection systems and regular environmental and safety audits, has ensured high-quality outcomes and adherence to strict environmental and occupational health action plans.
